On behalf of a Gulf-based client, Property Income Advisors, Inc. purchased during December 2019, The Crossings, a 225 unit, 750-bed purpose-built student housing property located adjacent to California State University – Sacramento, a college campus with an enrollment of 31,000 students.  Purchase price consideration totaled $93.25 million.
 
Constructed in 2018, The Crossings is a LEED Silver Certified property that was fully leased at closing. The unit mix consists of studio, two-, three- and four-bedroom floor plans, all with bed-bath parity, giving it a competitive advantage in the market. The property also has 11,200 square feet of adjacent retail space. Amenities and features at The Crossings include modern, fully furnished units, a resort style pool with the market’s only poolside jumbotron, a designer decorated clubhouse with ping pong & pool tables, study and relaxation areas and a fully equipped fitness center with a separate yoga studio and a half-court basketball court.
 
California State University – Sacramento has one of the best student housing supply and demand characteristics in the country. The University has 31,000 students enrolled with only 2,000 on-campus beds and 3,400 purpose-built off-campus beds. This supply represents 17% of total enrollment, which is well below the national average of 38%. The off-campus market has averaged 99% occupancy over the past five years, with average annual rental growth of 4.1%.
 

The superior location, new construction and high quality features and amenities of the property, coupled with the very strong local student housing supply and demand characteristics, will allow The Crossings to be a local student housing market leader over the long-term. And as a result, this investment will provide very consistent and growing income every year for the investor.
